Client Vision.

Trinity College Dublin included a vision statement for a new Business School in the invitation to tender for design team members. The Invitation to tender required the Project Team to develop the preferred design to a Level 2 maturity Building Information Model (BIM) to allow the procurement of a Construction Contractor (i.e. managed 3D environment held in separate discipline ‘BIM’ models and tools with attached data. Key requirements included:

  • BIM to be used for client “virtual walk through” at various stages of design.
  • BIM to be utilised to achieve optimum Energy performance for design options.
  • Building information to be recorded within COBie parameters for handover to client

Key Challenges

As can be imagined with such standards and methodologies as basic principles it was an achievement to be selected for this project. It was in  a highly sensitive site facing on to Pearse Street and in an area of significant historic importance. The Main Contractor was operating a JIT system. The site was protected by a hoarding which restricted the working area and the logistics of delivering the railings and in particular a 1.5 Tonne Sliding Gate across the active Roadway and pavement of one of Dublins busiest Roads Pearse St. presented many issues..

Overcoming The Challenges

The Contractor JJ Rhattighan was employing a highly collaborative approach one which we believe to be fundamental to the success of any working relationship. It proved to be successful. There were initial design issues with regard to the opening area of the gate but the designers and our drawing office quickly reached a solution. The agreed programme had the main contractor install the track for the gate which we manufactured and supplied to them in advance, it was allowed to set before the paving was installed around it.Our Health and Safety Manager Anthony Smyth and Rhattighans H and S team coordinated a procedure of traffic management for the delivery of the Gate and Railings. The delivery utilized a HIAB equipped truck from C.A.B. Freight Services  our logistics partner this enabled the gate to be dropped directly into position.
